Landlord Energy Efficiency and Insulation Grant

Landlords Heating grants are available to help landlords meet the legal requirement for their property to have a minimum energy rating which is band E in most cases. The EPC rating is likely to increase in the future.

The grant is for provision of energy efficient and controllable heating systems to reduce fuel bills for private rented sector tenants and to reduce carbon emissions.

Eligible works may include first time central heating, or replacement of an existing boiler with a significantly more efficient boiler and improved system/controls. In some instances, high efficiency, controllable electric heating may be considered.

The grant is not available for replacement of an existing gas boiler unless it makes a significant contribution towards improving the property’s energy performance.

Other insulation works such as provision of loft insulation, cavity wall insulation and solid wall insulation may also attract 50% grant when carried out with heating improvements.

Eligibility criteria

  • Property to be in council tax bands A-E
  • Landlord to sign a certificate committing to letting for residential purposes for a period of 5 years.
  • Proof of ownership is required which can usually be carried out by the Council via Land registry if your property has been registered.

Amount of grant

Any grant is paid at 50% of the reasonable costs of works. Two estimates should be submitted with an application. Also includes other insulation measures when carried out with a heating installation

Other financial assistance

Your energy provider may fund insulation measures.
