How we are regulated

Regulator of Social Housing

The Regulator of Social Housing is a public body that sets consumer and economic standards for registered social housing providers. It can take action against providers if these standards are breached.

The Regulator is responsible for making sure that social housing providers are well-governed, and provide quality homes and services for tenants.

In April 2024, the Regulator published its new framework, which is used to assess providers. The framework includes four consumer standards:

  1. Neighbourhood and Community
  2. Safety and Quality
  3. Tenancy
  4. Transparency, Influence and Accountability

As a social landlord, we are assessed via the required outcomes set out in these four standards.

Neighbourhood and Community Standard

The Neighbourhood and Community Standard sets out the responsibilities of providers to provide safe and well maintained neighbourhoods and communal spaces.

These are the required outcomes:

  1. Safety of shared spaces
  2. Local cooperation
  3. Anti-social behaviour and hate incidents
  4. Domestic abuse

Safety and Quality Standard

The Safety and Quality Standard sets out the responsibilities of providers to provide safe and quality homes.

These are the required outcomes:

  1. Stock quality
  2. Decency
  3. Health and safety
  4. Repairs, maintenance and planned improvements
  5. Adaptations

The government have published more information on the Safety and Quality Standard.

Transparency, Influence and Accountability Standard

The Transparency, Influence and Accountability Standard makes sure that tenants can have a say on, and make a difference to, the services they are provided.

These are the required outcomes:

  1. Fairness and respect
  2. Diverse needs
  3. Engagement with tenants
  4. Information about landlord services
  5. Performance information
  6. Complaints

The government have published more information on the Transparency, Influence and Accountability Standard.

Tenancy Standard

The Tenancy Standard sets out the requirements as to how providers let their homes. This covers the allocation of properties, through to the end of tenancy.

These are the required outcomes:

  1. Allocations and lettings
  2. Tenancy sustainment and evictions
  3. Tenure
  4. Mutual exchange
