We will prioritise emergency works where there is a risk to people or significant property damage.

These works include but are not limited to:

  • power cuts
  • uncontrollable leaks or floods
  • blocked internal plumbing
  • insecure doors or windows
  • fire alarm faults and other repairs that cannot be put off

Reporting damp and mould

Awaab's Law came into effect for the social rented sector on Monday 27 October 2025. As a social landlord, we now have to address all emergency hazards, and all damp and mould hazards that present a significant risk of harm, within fixed timeframes.

If you see damp and mould in your Council home, please report it immediately by calling 0300 123 4000.
